CPF Housing Grants (2026 Guide)

Buying a flat is expensive. Fortunately, eligible first-timers can receive up to $190,000 in grants.

1. Enhanced CPF Housing Grant (EHG)

Up to $80,000 For: First-time buyers (BTO or Resale).
Income Ceiling: Household income must be $9,000 or below.
Note: The lower your income, the higher the grant.

2. CPF Housing Grant (Resale)

Up to $80,000 For: First-time buyers of Resale Flats only (2-room to 4-room).
Income Ceiling: $14,000.
Note: If buying a 5-room or larger, the grant is capped at $50,000.

3. Proximity Housing Grant (PHG)

Up to $30,000 For: Resale buyers living with or near parents (within 4km).
Income Ceiling: None.
Note: $30k if living with parents, $20k if living near parents.
